The Piazza at Schmidt’s project has become an integral part of the regeneration of the Northern Liberties community in Philadelphia, Pennsylvania. Located on a three-acre portion on the southside of the former Schmidt’s Brewery site, this complex is comprised of modern apartment housing, retail, office space, public amenities, and the conversion of two vacant former warehouses. At the center of the project is a large open plaza, fronted by shops, galleries, and restaurants. The project was developed by Tower Investments, Inc. and construction was completed in spring of 2009.
The 80,000 square foot open-air plaza is surrounded by three new buildings which house 260 apartments, five new restaurants, 50,000 sq. ft. of retail space housing 35 artisans and boutiques, and 35,000 sq. ft. of office space. At the southern end of the plaza, an 80 year old warehouse, rehabilitated into modern apartments, serves as a backdrop for live performances. At the opposite end, an office building known as “The Egg”, du to its oval floor plate, has become the cornerstone of the mixed-use complex. The 7-story glass-encased building contains 67 floors of office space and 4,000 sq. ft or restaurant space at the ground floor.
The $100 million Piazza at Schmidt’s project is an integral part of the Tower Investments’ 16-acre $500 million Northern Liberties revitalization project, the country’s large private urban renewal initiative.
